Laps Opening Down a Long Run
On a long roof, every panel run has several end laps, and each one pulls apart a little as the steel moves. Each lap is cleaned, primed, and covered with fabric in a base coat.

We handle Superior metal roof coating for warehouses, storage buildings, and shops, working each long run of panels through prep and coats before moving on.

Superior metal roof coating work often means long storage and warehouse roofs, where one end of the building can be in far better shape than the other. We split those roofs into sections and finish rust, screw, and lap work on each one before its coats go on.
Working this way keeps the open part of the roof small, lets a dock or storage bay stay in use, and shows the owner exactly which panels were saved and which were replaced.
Roof Conditions
Long metal roofs around Superior show these six conditions most. Each card notes what happens before coating.
On a long roof, every panel run has several end laps, and each one pulls apart a little as the steel moves. Each lap is cleaned, primed, and covered with fabric in a base coat.
The end that faces weather or sits under a dusty yard often rusts first. That section gets more prep time, while the cleaner end moves straight to priming.
Long roofs dump a lot of water at the eave. Rusted or overflowing gutters are patched or replaced so runoff leaves the building cleanly after coating.
Translucent panels set in rows down a long roof turn brittle and crack. Sound ones are flashed at their edges, and cracked ones are swapped for new panels or steel before coating.
Fans and vents cut through the panels above work bays, and their sealant splits with age. Each curb is stripped, reinforced with fabric, and coated with the field.
A big storage roof carries a lot of screws. Stripped ones are swapped for oversized screws, and every head is sealed before the field coats.
Benefits
Coating a long Superior roof in sections changes how the building runs during and after the work.
Only the section being coated is closed off above, so storage and loading below keep moving.
Every lap on every run is covered, so water stops working its way down the length of the roof.
A light coating reflects sun off a big steel roof, which keeps stored goods and workers below cooler.
Section-by-section notes show what was primed, replaced, and coated, which helps with later upkeep.
We bring all five coating systems to Superior. Each card notes where that system fits on local buildings.

Rusted storage and warehouse steel gets primer, screw sealing, and elastomeric coats across each long run.

Process
Section work follows the same five steps, repeated down the length of the roof.
We walk the full length, mark rust, count loose screws, and divide the roof into work sections.
The first section of roof panels is power-washed and left to dry while the next one is prepared.
Rust gets primer, stripped screws come out, and oversized ones go in with sealed heads.
End laps and ridge caps in that section get fabric set into a base coat.
Field coats go on at the listed thickness before the crew moves to the next section.

Kenesaw Metal Roof CoatingFAQ
What Superior building owners ask about coating their metal roofs.
Rust, screw condition, roof size, and access set it. For planning, coating runs about $2.50 to $4.00 per square foot and replacement about $5 to $8. Storage buildings with solid panels usually stay in the coating range, while wet insulation or rusted-through panels add repair work first.
Length adds screws and laps, so prep time grows with the roof. A long roof also spreads setup over more square feet, which helps the per-foot number. The rest comes from how many panels need replacing and how easily lifts and pails reach the roof.
Yes. A yard with a warehouse, a shop, and an office can be inspected in one visit and coated in one project. Each building gets its own prep list, and the order of work follows which roof leaks most.
It follows the roof size, the prep list, and the weather. A section usually moves from washing to final coat over several dry days, and long roofs are worked as a series of those sections. The roof walk produces a section plan with an estimated day count for each one.
Call (531) 307-8648 or send a message with your address and roof size. We cover Superior from Hastings and schedule a roof walk before quoting the work.
Sections are finished one at a time, so the worst end can be coated first and the rest scheduled for a later season, with each section fully sealed at its edge.
